Arranging worker accommodation for a construction project is often more complicated than it seems. How quickly can beds be arranged? What is included? How is it invoiced? These questions come up in almost every conversation we have with new clients.
Below we answer the eight most common questions we get from construction companies, installation contractors and industrial clients who need temporary housing for their staff.
1. How quickly can you arrange accommodation?
The most common requirement we encounter is that housing was needed yesterday. The project is underway, staff are booked and nobody has solved the logistics.
In a typical case we present a housing plan within 24 hours - a concrete list of available addresses, number of beds and price per person. For urgent needs we can often arrange move-in within the same week.
This assumes we have access to housing in the right city. We currently cover 40+ cities across Sweden, with extra capacity in locations with high project activity such as Luleå, Boden, Oskarshamn and Gävle.
Unsure about availability in a specific location? Call us directly on 076-249 84 86 and we will check right away.
2. What does worker accommodation cost?
The price depends on location, number of people and contract length. As a benchmark, prices start from SEK 5,900 per person per month for fully furnished accommodation.
It is always cheaper than a hotel. A basic hotel night in a mid-sized Swedish city costs SEK 900 to 1,500 per night - that is SEK 27,000 to 45,000 per person per month. Worker accommodation through StayOnSite costs a fraction of that.
Beyond the lower cost per night, there are additional advantages for a construction company:
- Staff live together, not spread across three different hotels
- Access to a kitchen - lower costs for per diems and restaurants
- Washing machine included - no laundry logistics
- Tax-deductible costs as corporate housing

3. Which cities do you cover?
StayOnSite operates in 40+ cities, from Malmö in the south to Luleå in the north. We have accommodation in most locations with active construction and industrial activity.
Cities with high demand right now include, among others:
- Luleå and Boden - green industry and infrastructure investments in Norrbotten
- Oskarshamn - nuclear power and industrial projects along the Baltic coast
- Gävle and Falun - data center establishment and logistics expansion
- Säffle and the rest of Värmland - regional infrastructure and energy projects
- Malmö, Gothenburg and corporate housing in Stockholm - a broad project base
Can't find your location in the list? Get in touch anyway. We are constantly expanding our coverage based on where the demand is.
4. Is the accommodation furnished?
Yes. All accommodation we offer is fully furnished and ready to move into. That means you do not need to transport furniture, arrange bed linen or buy kitchen equipment.
Standard in every accommodation:
- Beds with mattresses and bed linen
- Fully equipped kitchen - stove, oven, fridge, freezer, microwave
- Kitchen utensils and tableware
- Washing machine and tumble dryer
- Furnished living room and dining area
- Broadband internet included as standard
Staff can simply move in with their personal luggage. Nothing more is needed. It is a practical requirement we place on all property owners we work with.
5. How does invoicing work?
Invoicing is designed to fit the administrative needs of construction companies. You receive one consolidated company invoice per address and month, not a chaos of separate receipts per person.
Standard invoicing setup:
- Invoice in the company's name - VAT and cost accounting sorted
- 10-day payment terms as standard
- Option to add project references to the invoice for your internal accounting
- Invoice specification shows number of people, address and period
Construction companies with several parallel projects can choose to consolidate everything into one invoice per month or keep projects separated. We adapt this to how you work internally.
6. Do you offer framework agreements?
Yes. For clients with ongoing needs for worker accommodation, we set up framework agreements with negotiated terms. That means you can call off accommodation on an ongoing basis without negotiating price and terms every time a new project starts.
A framework agreement typically includes:
- Price cap or fixed price per person per night/month
- Guarantees around availability and delivery time
- Call-off beds in prioritized cities
- Option to add cities during the agreement period
Framework agreements suit construction companies, staffing agencies and industrial companies that regularly need to move staff around the country. Contact us at info@stayonsite.se to discuss terms.
7. Can you communicate with foreign work crews?
This is a question we get more and more often. A large share of the skilled workers moving between Swedish construction projects do not speak Swedish - often Polish, Ukrainian, Lithuanian or English.
We communicate on an ongoing basis via WhatsApp, which works on all phones and in all languages. When needed, we use AI-assisted translation to make sure housing information and practical instructions come across correctly.
Move-in instructions, house rules and contact details can be prepared in the language your staff understands. That reduces friction and misunderstandings at move-in.
Do you have an international crew heading to a specific location? Tell us when you get in touch, and we will prepare the communication in the right language.
8. What is the minimum contract length?
The minimum contract length per accommodation is three months. It is the shortest period that works economically for the property owners we work with, and it gives you as a client the stability you need for a serious project.
Shorter projects - under three months - are harder to solve through our platform. In those cases we recommend that you get in touch anyway, so we can assess the situation and possibly find a solution.
There is no upper limit on contract length. We have clients with ongoing projects who have kept the same addresses for 18 to 24 months.
